Real Estate vs. Education which "Neighborhood" wou

We produce Training software and other productsfor students studying to take tests in Real Estate, Insurance, Series 7, etc. If we were to try and build leads which way should we go? Do we try and get links from sites in each industry or should we go after educational sites. Obviously we'll take links from everyone but if we were going to purchase advertising link or do link exchanges what would be the most advantageous?

Ya links from related sites (here educational sites)is the most important a link from any type of site would not improve your rankings.

The real estate and authorative .edu would be a nice link to have for me...
